You’ll receive your inspection report the same day as the inspection—not 24 hours later like many inspection companies. This allows buyers, agents, and investors to move forward quickly and confidently.

7 / How Long Does An Inspection Take?
Inspection time depends on property size, condition, and occupancy status. Typical inspection timeframes: ● Small condos (~500 sq. ft.): as little as 45 minutes ● Homes up to 1,500 sq. ft.: approximately 2½ hours ● Homes up to 3,000 sq. ft.: approximately 3 hours ● Larger homes: add ~30 minutes per additional 1,000 sq. ft.

Every property that is inspected includes all items attached to the residence: ● Roof ● Exterior ● Basement ● Foundation ● Crawlspace ● Heating ● Cooling ● Plumbing ● Electrical ● Fireplace ● Attic ● Doors ● Windows ● Interior
9 / Is Anything Excluded from the Inspection?
Yes, at residential houses we do not inspect: ● Clothes washers and dryers ● Sheds ● BBQ grills ● Fire pits and exterior fireplaces ● Play equipment ● Ponds and fountains ● Pool houses ● Shop buildings ● Barns and horse stalls ● Saunas ● Elevators, escalators, and chair lifts ● Above ground pools are not inspected Regarding condominiums, we do not inspect the roof and the exterior. ● This is the responsibility of the HOA, however, we can make an exception on the financial cost.
10 / Are There Any Hidden Fees or Taxes?
There are no hidden fees. However, payments processed through credit/debit cards do carry a fee, which are beyond the control of our company. The price we quote you is the price that will be charged.
11 / When is the Best Time to Get a Home Inspection?
The best time to get a home inspection is as soon as your offer is accepted. This way, you will be able to negotiate any findings.
12 / Does RIG Inspect When it's Raining?
Yes, we inspect when it is raining. We have been asked by clients if we would like to reschedule an inspection due to it raining, however, it is THE best time to perform an inspection, as leaks are readily detectable.
